Great Investment/Retirement Opportunities for Canadians!

In keeping up with real estate investment opportunities in the Phoenix Metropolitan area, I frequently come upon some wonderful properties that make great sound investments. Here are some of my favorites I’d like to share with you!

If you are looking for a retirement home or vacation home under $200,000 and do not plan to use it primarily as a rental/vacation property, here are a couple of areas that will be sure to delight you. You can click on the following links to see brand new single family homes in each community. Maricopa is a booming newer community on the outskirts of town, but with all the amenities that you get in town…at a fraction of the price! Surprise (yes, that’s the name of the city) is just that! A wonderful surprise! Located on the west side of Phoenix it has everything to offer that you would want or expect! Great shopping, housing, restaurants and so close to the White Tank Mountains (fabulous hiking!).

  • Maricopa – New Homes by Pulte (under $200,000)
  • Surprise – New Homes by KB (under $200,000)

If you are looking for primarily a seasonal rental (completely furnished) which is from November through April, then condominiums might be an excellent choice for you. The amount of rent you can get will depend on which city, community and the kind of amenities the property has. (These are just some of my fav’s!)

  • Scottsdale – The Allison (from $169,000 – $269,000)
  • Fountain Hills – Four Peaks (from $135,000 – $285,000)

If you are an investor who is primarily interested in buying 1 – 8+ properties for long-term, non-seasonal, unfurnished rentals where you have positive cash flow and in areas that are expected to increase in value, these two properties could be an excellent fit for you. San Riva will even guarantee you $1,500/rent for a three bedroom unit for 3 years, including the maintenance and HOA fees! Both of these communities have entire buildings available at a discounted rate.

  •  Ahwatukee – San Riva (from $140,000 – $240,000)
  • Phoenix – Cortez Canyon (from $158,000 – $249,000)
